Just What Is A WETT Inspection?

It is essentially a Code Inspection when it is properly performed.

We never say something is safe or unsafe, only that it is code compliant or non-compliant.

The Levels Of WETT Inspections. 

There are three levels of WETT Inspections.

Level 1, Visual - where things are simply observed as they sit.  Often times the inspector will not go on the roof as a Level 1 does not require that. 

Level 2 Technical - this will require a camera inspection of the interior of the chimney.  Going into the attic, onto the roof.  Perhaps even disassembling some areas inside the home. 

Level 3 Invasive - as it says, this one is invasive.  We will need to remove perhaps some ceiling, some drywall, etc.  every single piece of the installation needs to be inspected.   This one is very difficult to price and is often dependant on the superstorm and what it takes to complete. 

 

Level 1 Inspection - Visual

Virtually all Home Inspectors and many others have their SITE Basic certification.  This allows them to perform a Level 1 or Visual Inspection Only.  For most things that is fine, assuming it is properly done. 

Unfortunately due to simply lack of experience many things are often missed. 

Some items missed should be noticed, others are more difficult with limited experience.  Often things like pin holes in single wall black pipe, missing fasteners, insufficient chimney height, etc. 

 

Level 2 Inspection - Technical

The Level 2 Inspection is more advanced, does require a Technician or Chimney Sweep Certification at minimum to perform. 

They will have a camera that goes inside your chimney, right to the top.  They will also go on the roof to inspect.  May pull things apart inside to see things better.  

Your Insurance company is likely going to only need a Level 1, but the Level 2 does help out and we will at times recommend it if things look  like they maybe should be investigated further.

The Level 2 does take most of the unknowns out, not all but many or most of them.  

Level 3 Inspection - Invasive

The Level 3 Inspection is not one to be taken lightly or one that is often performed.  We will need to take your home apart.

This is rarely done, generally only if there was a fire and for some reason the cause needs to be found.
